If you already know the area in which you wish to buy

Buying Property in Spain couldnt be easier. Firstly of course you need to choose your property and area this naturally depends on why you a buying property in Spain. If you are buying for an investment then you will want a property that is rentable and is in an area of likely growth. If youre buying with the idea of emmigrating then you will probably already know of the area you want to live and simply wish to find a good value family home.

When you buy property in Spain the decision of whether to buy resale or new build often depends upon what reason you wish to buy in Spain. If you are buy property in Spain for a permenant move the chances are you want to buy as soon as possible. In this case a resale property will most likely be more benefitial.

When you buy resale property in Spain the transaction can usually be completed in around 8 weeks and the properties often come with at least partially furnishings. This allows the property to be ready for you when you need it and with minimal effort.

If however you buy property in Spain for investment purposes then time is usually less of an issue whereas getting the best price for the property is. New build (or 'off plan') properties have varying completion times from just a few months to 18 months or more but buying in the early stages can significantly decrease the price you pay for your property in Spain.


Resale Purchase Procedure

A resale property in Spain is normally secured by signing a reservation contract and paying a three thousand Euro holding deposit (approximately £2000) after a price has been agreed.

As in the UK a Solicitor (Qualified Spanish Solicitors are known as Abogados) will need to be instructed to act on your behalf regarding searches, confirmation of building licences etc.

Completion in Spain is generally in around 8 weeks and must be witnessed by a qualified Notary, at this point the balance will be paid to the vendor in full.



Off Plan Purchase Procedure

As with a resale, when you buy a new property in Spain purchased off-plan, it can also be secured by signing a reservation contract and paying a three thousand Euro holding deposit, usually after viewing a completed show home.

As in the UK a Solicitor (Qualified Spanish Solicitors are known as Abogados) will be appointed to act on your behalf.

Subject to your Solicitors approval, a final contract will be signed, this is usually 30 days after signing the reservation contract.

At this point depending upon the property a 40% or 50% deposit will become due.

The balance of the sale price will then normally be paid upon completion of the property.
